City Dynamic, the joint venture of City Realty and Swire Properties, says sales at Upper House Residences Bangkok and The Wireless Residences by Upper House have reached THB 10 billion, about HKD 2.3 billion, with nearly 100 residences sold since appointment-only private previews began in May 2026. Upper House Residences Bangkok is scheduled for completion in 2030. The Wireless Residences by Upper House follows in 2031. Construction started only in April 2025.

The towers are still drawings against the park. What sold was the rest of the package: Foster + Partners architecture, Upper House residential management, concierge service, and a brand that until now stopped at the hotel key.

Architecture, management, and the name

These are the first residences anywhere to carry the Upper House name. Foster + Partners, through F&P (Thailand), is shaping both freehold towers on Wireless Road between Lumphini Park and Benjakitti Park, with gardens and sky terraces by P Landscape. City Realty held the land for decades before the joint venture; freehold on this embassy corridor remains scarce beside mostly leasehold neighbours. Swire Hotels will manage both towers through the Upper House team, with residential management and concierge support written for weekday life rather than a weekend stay. In 2026, Upper House Hong Kong ranked eighth in The 50, a list of the world's most exceptional hotels, for a fourth consecutive year in the top ten. Buyers in Bangkok are paying to own under that standard.

Most of the private-preview transactions sat around THB 500,000 to 600,000 per square metre. A number of residences cleared more than THB 850,000 per square metre. The premium covers park-axis freehold and the Admiralty habit of a house that handles mail, bookings, and resident requests without turning the lobby into a hotel show. When the Building Becomes the Country Club tracks amenity floors sold as private worlds. Here the claim is narrower: the same House is meant to keep running after the sales gallery closes.

Two towers, two household briefs

The site holds two Houses with separate briefs. Upper House Residences Bangkok is the 52-storey, 156-home tower. Interiors are by BAR Studio. Wellness facilities are developed with GOCO. The project calls it a house of wellness and serenity: privacy, recovery, and a quieter rhythm above the park. That is the tower for buyers who want the residence to behave like a retreat they do not have to leave the city for.

The Wireless Residences by Upper House is the taller companion, 71 storeys and 239 homes, with interiors by PIA Interior. The planning language is shared living. Layouts and common spaces are shaped for multigenerational households, with room for grandparents, children, and pets. Front-of-house services still sit with Upper House, so the brand stays constant while the floor plate changes. For readers who already think about how hotel grammar enters the home, Why Hospitality Design Is Influencing Luxury Homes is the longer frame; Buy the Family Niche Before the Guest Suite is the reminder that diaspora households often forget a different room entirely.

The useful question before a deposit is which brief matches the household. A wellness tower and a multigenerational tower ask for different buyers, even when both carry the same name. Vietnam's Hotel Pipeline Sells Residences First shows how often the brand arrives as management before the keys; Bangkok is that pattern with two distinct briefs on one freehold plot.

Where to see it before 2030

All sales so far have come through private previews at the Upper House Residences Lounge, where three show residences stage the materials and scale of both towers and Upper House guest-experience staff host the appointments. The lounge is at Unit 6A, 6th floor, 140 Wireless Building, 140 Wireless Road, Lumphini, Pathum Wan, Bangkok 10330. Book through +66 (0) 2965 7889 or enquiry@uhresidencesbangkok.com. City Dynamic is taking the project to international buyers next, beginning in Hong Kong, with Taipei and Tokyo named as later stops. A Hong Kong private preview is scheduled for 14 to 15 November 2026 at The Upper House in Admiralty.

Foreign buyers can own freehold condominium units in Thailand within each building's foreign quota. Confirm the live quota position on a specific residence before any deposit. Completion years are 2030 and 2031. Sales materials have also cited December 2030 and September 2031 as target months; treat those as planning dates until keys are issued.

Nearly 100 buyers have already decided the wait is acceptable. The remaining work is simpler: book the lounge in Bangkok, or the Hong Kong preview if that is closer, and choose which House fits the household.
